Julian let out a sharp, mocking laugh, dismissing the older man’s threat with a wave of his hand. He assumed Charles was just another wealthy customer trying to play the hero. He had no idea who he was dealing with.
"Your son?" Julian chuckled, crossing his arms. "Well, then you should have taught him his place. I am Julian Vance. I own the largest real estate development firm in this tri-state area. I can buy and sell this entire garage—and your little SUV—without denting my bank account. If your son thinks he can climb his way into my family, he's dead wrong."
Charles didn't flinch. Instead, a slow, grim smile spread across his face, though his eyes remained as cold as stone. He reached into his pinstripe jacket, pulled out a sleek smartphone, and dialed a number on speakerphone.
"Marcus," Charles said when the call connected. "I want the Vance Development portfolio liquidated. Call in the twelve-million-dollar bridge loan we extended to them last month. Effective immediately. And cancel the downtown plaza lease."
A panicked voice on the other end of the line quickly responded, "Right away, Mr. Sterling. I'll draft the default notices immediately."
Julian’s smug expression instantly melted. His face drained of all color, turning a sickly shade of gray. The name Sterling echoed in his mind like a thunderclap. Charles Sterling was the reclusive billionaire founder of Sterling Global, the massive conglomerate that single-handedly funded Julian’s latest luxury developments. Without Sterling's backing, Julian’s company would be bankrupt by sunset.
"Y-you... you're Charles Sterling?" Julian stammered, his voice suddenly trembling. "Mr. Sterling, please, I had no idea! I didn't know he was your son!"
